Studio 26 Architects is a Kansas City–based general practice firm focused on refined, forward‑thinking, and highly functional design. We start with a discovery phase to get to understand your business / lifestyle, workflows and goals. Then we move on to schematic design looking at the selected site and create rough layouts based on project program to analyze the site. Next is design development to fine tune the layout, look and feel of the project which includes selecting materials. After signing off, we move to the final drawing phase of construction documents which will be used for pricing with a selected contractor or bid. These drawings are also used to obtain building permits. The last phase will be construction administration where I will be your advocate during construction ensuring the project is being built as intended.

This will depend on the scope and complexity of the project and program. Remodels, additions and tenant infill projects can take 2-3 weeks while larger and more complex projects could take several months to a year to complete the design process. Construction times will vary based on the project, scope and time of year at groundbreaking. Reach out to discuss your project and work through a realistic time frame for your needs.

Yes! We’re happy to work with your selected team to bring your goals to life.

Projects under $200,000 will be charged an hourly rate for services at $150 per hour. Projects over that threshold will be percentage-based fees on the cost of construction. Architectural design service fees are in addition to the cost of construction and are subject to a formal agreement.
